Maryann and Nick formed Short Sale Mitigation, LLC after feeling the frustration of working with three different short sale negotiators in Massachusetts. Each negotiator had either a very poor tracking system or horrible communications throughout the negotiation process. After they took over negotiations and saved the sales, agents started approaching Maryann and Nick to negotiate for their clients. Knowing the key ingredients that were missing when they hired other negotiators, they formed Short Sale Mitigation. Their firm addressed the issues they discovered using the other negotiators and used those foundations as their base. They attribute their success to how they help set realistic expectations for all parties involved, and also to their fantastic team of mortgage lenders, title company, attorneys, & real estate agents.

Since the formation of Short Sale Mitigation in 2010, they have grown and developed the company. They currently teach those Realtors wishing to negotiate their own short sales on how to execute the sale and best practices. They give 2 and 3 hour CEU classes in Massachusetts and New Hampshire and have taught at Massachusetts Continuing Legal Education, training lawyers how to negotiate their own short sales.

Short Sale Negotiation takes specific skill, patience and time to manage. Most of our negotiation of short sales is between Massachusetts and New Hampshire (under AA Premier Properties, LLC Brokerage), although, we have negotiated in Maine, Illinois, New York and we will consider negotiating in other states on a case by case basis. We must make sure we meet the requirements in that state for negotiations.

We support all of our homeowners, by assigning a knowledgeable contract/title attorney. We do the short sale negotiation, however, the amazing attorneys we work with assist in the process by pulling title, sometimes assist in clearing title, review and modify short sale purchase contracts, addendums, approvals, and we have bankruptcy support and are able to have the attorneys provide real estate legal guidance throughout the process.

Nick is the owner of AA Real Estate Group, a local family-owned solutions provider in the Massachusetts and New Hampshire markets. A Billerica, MA native, Nick received his bachelor’s degree from Saint Anselm College in Manchester, NH.

Nick started his company buying investment property in 2005, at the peak of the market, at the age of 25. With doing that, he learned some very tough lessons–his primary home as well as his first few investments, all were threatened with foreclosure. This is where he truly first felt the overwhelming feelings of stress–the collections calls, the letters, the certified mail and the court dates–that he would learn to navigate and help others with later on.

He “restarted” his career with $400,000 in debt and judgments–and knew he would devote part of his career to helping others get out of their situations, so they didn’t have to go through what he did.

After attempting to work with several short sale negotiators for his purchases, he realized they all lacked a couple things–frequent communication and updates, as well as execution in getting the job done instead of just pushing responses back and forth. With a focus on addressing these items, as well as to alleviate stress for homeowners, he and Maryann Little became partners and started Short Sale Mitigation LLC in 2010, to assist homeowners, real estate agents and attorneys through this arduous process.

Since 2006, Nick and his acquisitions team have bought, renovated and re-sold over 200 homes throughout MA and NH, and he loves the satisfaction of truly helping a seller through the path of resetting their life and helping them navigate through the process, and of bringing tired homes back to life through all his renovation techniques.

Today, Nick lives–and has a brick and mortar office–in Middlesex County, MA. Together, with his partners and growing team of real estate professionals, they work to serve Massachusetts and New Hampshire homeowners with multiple real estate strategies. Between their experience, systems, and relationships, there isn’t a real estate situation they can’t resolve.

When Nick isn’t helping people, he’s spending time with his two young boys, presenting and teaching classes for real estate agents or attorneys through the continuing education programs he & Short Sale Mitigation offers, or planning his next life experience he’s trying to knock off a bucket list.

Maryann Little is the VP of Mitigation at Short Sale Mitigation, LLC, Director of Loss Mitigation for AA Premier Properties, LLC and is the primary liaison tolenders, homeowners, agents and lawyers in the New England area. Maryann speaks monthly at Real Estate Brokerages, and Boards of Real Estate around New England regarding the complexities of short sales. She maintains one of the most active short sale information blogs in Massachusetts providing homeowners, real estate agents, and attorneys tools to
favorably complete a short sale, including the most up-to-date information possible regarding short sale guidelines. Her team works directly with several secondary market lenders, banks, and negotiators, all working towards a foreclosure alternative. She has worked with the AG’s office in Massachusetts and makes foreclosure prevention a primary focus in Short Sale Mitigation.

She has personally negotiated billions in the default real estate industry and saved countless homeowners from foreclosure. She is constantly focused on streamlining the short sale process for Buyers,  title companies, Realtors, homeowners and attorneys. Her philosophy aligns with Nick in that each person involved in the short sale process is an integral key to the success of that sale.

She is a co-author of their Guide to Short Sales e-book, and is a local real estate investor in New Hampshire and Massachusetts focusing on rentals, and reversemortgage sales. She is involved in collaborating with real estate investors to support in the purchase of negative equity property, and is the proud mother of three teenagers.
